Your day runs between three people: the caller or follow up specialist who hands you the appointment, the transaction coordinator who takes the signed contract, and the investor who sets the buy box and approves anything outside it. Closers who hit their spread consistently end up running the acquisitions desk, training new callers, and setting the offer criteria themselves.
What You'll Do
- Run Comps and Repair Estimates: Pull recent sold comparables, adjust for condition from seller photos, and land on a maximum offer your client will stand behind.
- Present the Offer: Explain the number, the timeline, and what a cash close actually removes for the seller, without hiding the parts they will dislike.
- Negotiate Price and Terms: Trade on closing date, possession, and repairs when the price itself will not move, and know your walk away point before the call starts.
- Get Contracts Signed: Send the purchase agreement for e-signature the same day, chase the missing initials, and confirm the earnest money is on its way.
- Own the Pipeline: Keep every live deal stage-accurate in the CRM with a next action and a date, so nothing sits waiting on you.
- Hand Off Clean Files: Pass the executed contract, seller contact, and any lien or occupancy notes to the transaction coordinator in one place.
